Hardwood flooring prices in Toronto
Ecowoods Hardwood Flooring Inc. publishes three price bands for hardwood work in Toronto & the GTA, each per square foot in Canadian dollars: a screen and recoat at $2.50–$4.00, a full sand and finish at $4.75–$7.50, and new hardwood supplied and installed at $11.00–$18.00. A band is an informational range, not a quote. The fixed price is written after a free in-home measure, and it does not move afterwards.
Published bands
The three bands
| Service band | Price per sq ft (CAD) | What it covers |
|---|---|---|
| Screen & Recoat | $2.50–$4.00 | Abrade the existing finish and apply fresh coats without taking the floor to bare wood. |
| Full Sand & Finish | $4.75–$7.50 | Sand to bare wood, stain where specified, and apply the finish system. Priced in this band: Hardwood Floor Refinishing, Hardwood Floor Restoration, Stair Refinishing. |
| New Hardwood Install | $11.00–$18.00 | Solid or engineered hardwood supplied and installed over a prepared, moisture-tested substrate. Priced in this band: Hardwood Flooring Installation. |
Stairs, transitions, furniture moving, removal of existing flooring and moisture mitigation are itemised separately in the written estimate. Nothing above is a starting-from number: the band is the whole published range.

Inside the band
What moves the number
Each band is a range because the work inside it varies. These are the conditions that decide where a job lands, band by band. The estimator confirms them on site, not from a phone description.
- $2.50–$4.00 per sq ft
Screen & Recoat
- Applies when the existing finish is intact and the wood does not need to be exposed.
- Not possible once the finish has worn through to bare wood or the floor has deep scratches, stains or grey boards.
- Furniture moving, stairs and transitions are priced separately in the written estimate.
- $4.75–$7.50 per sq ft
Full Sand & Finish
- Sand to bare wood, optional stain, and finish coats.
- Requires enough remaining wear layer to sand; the estimator measures it during the in-home visit.
- Species, stain colour, board repairs, stairs and the finish system move the number within the band.
- $11.00–$18.00 per sq ft
New Hardwood Install
- Supply and installation of solid or engineered hardwood.
- Species, plank width, pattern (straight-lay, herringbone, chevron), substrate preparation and moisture mitigation move the number within the band.
- Removal of existing flooring, levelling and stairs are itemised separately in the written estimate.
The commodity inputs behind the bands — lumber, finish and labour — are tracked on what moves a hardwood quote, and the decision guide How much does hardwood flooring cost in Toronto and the GTA? sets out what a quote inside these bands should itemise.
From band to number
The fixed written price
Fixed price in writing. It never moves after the free in-home estimate.
The path from a band to a number is a visit. A senior estimator comes to the house, moisture-tests the floor and the subfloor, measures the rooms and the stairs, and writes one price with a committed schedule. That written price is the contract price; there is no unforeseen-conditions clause to reopen it later. Request the free in-home estimate to start.
Where each service sits: Hardwood Flooring Installation — New Hardwood Install · Hardwood Floor Refinishing — Full Sand & Finish · Dust-Free Floor Sanding — quoted per project · Hardwood Floor Restoration — Full Sand & Finish · Stair Refinishing — Full Sand & Finish · Custom Inlays & Borders — quoted per project.
When this is quoted per project
Two services carry no published band, because the work does not reduce to an area: Dust-Free Floor Sanding and Custom Inlays & Borders. Custom inlays are priced on the pattern, the species and the cutting; dust-free sanding is a containment method inside a refinishing scope rather than a separate line. Both are quoted per project after the in-home measure, on the same fixed-in-writing terms as everything else.
What the price buys is documented job by job in the case studies, with the readings taken before the work started; what customers said afterwards is cited to source on reviews.
